In response, a number of landlords have chosen to relax their rental criteria, often placing their tenants in a very dangerous situation. Phoenix apartment tenants that were renting apartments that they previously thought were safe are being put at risk by greedy landlords.

Lowering rent levels is one thing, but unethically altering rental criteria is an entirely different matter. Some landlords are relaxing their debt to income ratios, gambling that the tenant won’t default. This only adds to the current troubles by tempting renters to spend more than they can really afford. The risk to the landlord is insignificant, possibly some lost rental income and the risk of the unit being damaged, but the renter is often unknowingly entering a situation that is likely to result in an eviction on their record. This eviction record may prevent them from renting apartments in the future or from taking advantage of falling housing prices when they try to buy a home.

A much scarier issue is the number of landlords relaxing their requirements about renting to criminals. As a member of phoenix crime free multi-housing, Phoenix apartments that participate are required to follow a certain standard, which includes not renting to convicted criminals. Many Phoenix apartments are advertising on sites such as Craigslist with headlines such as “Criminal Issues OK” or “Criminal OK”. Many of the renters at these Phoenix apartments rented when the standards were different and are probably unaware of the potential risks they face because of their landlords greed.
