Rent Specials

Comparing Phoenix rent specials can often be a confusing and frustrating experience for renters. Unlike many cities, Phoenix rent specials are hard to compare because rent specials are all based on an arbitrary number referred to as market rent. You will often notice similar apartments offering vastly different specials such as two months free rent, $1 moves you in or even giveaways to get you to sign a lease. Is the apartment complex which is offering two months of free rent always a better deal? The answer might surprise you.

Market rent is the ideal rent that the landlord would like to charge, but often times they will have to offer concessions or incentives to adjust the effective (the rent you actually pay) so that it is in line with what the market will actually bear. So in our previous example, if the two complexes are comparable apartments, the community with the higher market rent can offer what appears to be a greater discount, but it might not be any less expensive.

Do your research and be an informed renter. It is always better to ask questions and don’t sign a lease until you truly understand what your rent special is actually costing you.
